About Us

What type of homes do you build?

We build any custom design home such as 2 story, Bi-level, Cape Cod, Ranchers and many more. Stick built on your lot. We are a tri-star partner and we do not cut corners. We are not a modular or prefab home builder.

I’m ready. How do I start?

Now that you are ready to get started, the first thing you want to do is choose a home, make the alterations to fit your needs, apply options/upgrades, generate price quote, decide on house plans, blueprint deposit and site visit to your lot. Excavation lot improvement costs. Then we combine everything and generate a contract.

Who is responsible for permit process and fees?

As a courtesy to our clients, Welbilt Homes provides an in-house Permit Coordinator as well as we provide our offsite full service team of experts, such as engineers, soil scientists, and surveyors whom have been on our team some of which for decades. We will fill out all the necessary permit applications and submit them to township as well as assemble the correct team members to accomplish what is necessary to obtain all of the building permits as well as grading and land development plans should they apply. When the permits have been approved by the township, the home owner is responsible for the permit fees. This is due to the varying permits costs from township to township and we do not include these fees in our base price.

Are Welbilt Custom homes energy efficient?

Yes, we build to energy-star standards and we are NAHB Certified GREEN Professionals. We ultimately allow you to decide on how “Green” you would like your home to be.

Can I do this?

With the help of Welbilt Homes and your vision we can bring your dream into a reality. After all it’s your dream we are building and together we structure success!

What is a modular home?

Modular homes are built in sections at a factory.  Each section is numbered and transported to the building site on truck beds. Once the sections are on site, they joined together by local contractors. Modular homes are sometimes less expensive per square foot than site-built houses, but typically lack the customization options that can be done with new construction. It is common to run into land and foundation issues with modular construction, and homeowners often have trouble getting financing for modular home construction.

How much input will I have in the design process?

As much as you want. You can pick out a floor plan from our brochure, or bring in whatever image or plan you may have. You will have the freedom to choose every step of the way.

Why go modular when you can have a 100% site-built home?

Most people that are looking into modular homes, are looking for a less expensive alternative to a custom-built home. What a lot of home buyers don’t realize, is that a newly constructed home is not only better than a modular home, but it is comparable in price!

Can I design my own floor plan? or Can you build from our plans?

Yes, we can do any custom design. If you can dream it we can build it!

How do I obtain pre-qualification and financing to build our new home on our lot?

What is À La Carte?

We at Welbilt Homes let you choose your own options we do not choose for you, by including them in our standard features realizing that each customer has different needs and wants. The materials we use in our standard options are NOT entry level builder grade features.

Allowances and how they work:

Allowances are usually given to those who choose to do options different from the standard spec’s such as, kitchen cabinets, counter tops, flooring, etc. We do not pre-select options or special features according to our buying power or this month’s special that our supplier is offering us. This is what we call À La Carte options. Welbilt is not a development builder we are the true definition of a custom home builder. During the preliminary stages of the planning of your future home we choose to speed up that process by first using allowances so that our customers can start the financing process right away. This also allows time for the planning stages (preliminary plans) to be drafted to a set of final building plans that will not only fit your needs but fit your budget. These “Final Building Plans” are now used to give exact pricing, removing the allowance aspect, and having actual pricing on your options ie: Kitchen, flooring, etc.

This business model has served Welbilt Homes for well over 37 years! It speeds up the entire building process up  by several weeks. Each allowance is based on a definitive estimated amount, after the final plans have been drawn and all measurements are on the plans and selections have been made.

In the end, any allowance amount that may have not been used are credited back to your account giving you a total transparency for that particular option.

Do you offer free consultations?

As much as we wish every service could be complimentary (free mani/pedi anyone?!) we have to charge a fee for initial consultations due to the amount of time and energy put into the site visit and proposals we put forth. Even if you don’t continue to work with us after the consultation, most clients have thanked us regardless. The ideas presented during our initial consultation save you in terms of your time going forward, and help you by avoiding costly mistakes had you gone without seeking advice from a professional.
